Starting at $250 per night plus tax (June 1st through September 30th) (subject to change)

Rates are per room (single or double occupancy).
Room tax is 11.7%.
The charge for each additional person (above the double occupancy) is $35 per night plus tax and must be made in advance.
Cash, MasterCard, VISA, Discover Card and American Express are accepted.
A minimum of a 2 night stay is required.
A minimum of 3 nights on holiday weekends (Memorial Day, 4th of July, Labor Day, and Columbus Day).
A minimum of a two-night deposit is required for all reservations (4 nights or less).
A deposit of 50% is required on all reservations of 5 days or longer.
All confirmations are subject to our receipt of your deposit.
Deposits will be applied to the last nights of your reservation.
There is no refund for early departures.
If a credit card is used, the deposit will be processed on the day the reservation is taken.
The reservation balance will be charged to the credit card on file 1 month (30 days) prior to your arrival date.
The guest's name on the reservation must occupy the room(s) unless arrangements have been made in advanced.
Guests must be 21 years of age or older to rent a room.
Inn Information & Policies
Check-in starts after 2 pm (Please contact the inn at (978) 546-2505 if you are going to be later than 5 pm so that we can make sure that arrangements are made for your late check-in. We are unfortunately not able to accommodate early check-in).
Check-out is at 11 am (we are unfortunately not able to accommodate late check outs).
Eden Pines Inn is NOT handicapped accessible. Our guest rooms do not meet ADA accessibility requirements. We do NOT have an elevator and there at least a full flight of stairs required to reach ALL of the rooms.
There is a refrigerator in our breakfast room that is available for guests use. Please label all items with the guest's last name and room number. We do not have in room refrigerators.
We do not allow guests to cook or reheat food at the Inn. No microwave or cook area is available for guests use.
Free parking for guests (one parking space is available for each reserved room). Additional cars must be requested at time of reservation and will be granted only if space is available.
Smoking of any kind including e-cigarettes, is NOT allowed anywhere on the premises of Eden Pines Inn. (Please be advised that anyone found smoking will be asked to leave without a refund and will be assessed a $100 cleaning fee.)
Open flames are not allowed at the Inn (this includes but is not limited to candles, incense or grills).
While accidents do happen, guests will be financially responsible for damage due to negligence.
Quiet Hours are between the hours of 10 pm and 8 am. Please respect our other guests.
Restrictions and Cancellation Policy
No refund will be allowed for cancellation less than 1 month (30 days) prior to the arrival date.
On all canceled reservations prior to 1 month (30 days) to the arrival date, there will be a service charge of $35.00 for each room reservation.
Smoking of any kind including e-cigarettes, is NOT allowed anywhere on the premises of Eden Pines Inn. (Please be advised that anyone found smoking will be asked to leave immediately without a refund and will be assessed a $100 cleaning fee.)
We are unable to accept reservations for children under the age of 15 years.
No pets of any type are allowed. Service animals are accepted but we would appreciate advanced notice.
Guests must be 21 year of age or older to consume alcohol. We request everyone to drink responsibly and be considerate of our other guests.
Continental Breakfast (8 am to 10 am)
The hearty Continental breakfast consists of:
3 types of cereals (Raisin Bran, Cheerios and Basic 4)
Breads (Whole Wheat, Cinnamon Raisin, English muffins) with butter or jams
Homemade coffee cake (various rotating flavors)
Fruit salad (Cantaloupe, Honeydew, Red Grapes and Tropical Fruit Mix)
Vanilla yogurt with mix ins (granola, raisins, sunflower seeds and Grape Nuts)
